Office and commercial cleaning: how to choose a contractor
How an office differs from a flat
A commercial space is cleaned to a schedule and a set routine, not “when convenient”. An open-plan office, a shop, a restaurant, a warehouse and a clinic each need a different approach: in a showroom floors and display windows matter, in a clinic disinfection, in a restaurant grease and washrooms. So the contractor must understand your kind of premises.
You will also more often need a contract, payment by bank transfer and work reports that your accounts team accepts without questions.
How to find a contractor through BlaBlaPrice
Instead of collecting commercial quotes one by one, you create a request on BlaBlaPrice. Cleaning companies in your city reply in chat: the monthly amount they offer, the size of the team, the supplies. The request is checked before it is shown, and the system points out which details providers still need.
What to put in your request
- Type of premises — office, shop, restaurant, warehouse, clinic, business centre.
- Area in square feet.
- Schedule — daily, several times a week or one-off; at what hours (for example, after 7 pm).
- Scope — floors, desks, washrooms, pantry, windows, waste removal.
- Consumables — who buys chemicals, paper, soap and equipment.
- Contract and payment — bank transfer, reports, a proper tax invoice.
- Address or area.
- Start date of the regular cleaning.
- Monthly budget, if you want to state one.
Example: “I need daily cleaning of a 3,000 sq ft open-plan office in Sharjah, after 7 pm: floors, desks, washrooms, pantry. Supplies and paper supplied by you, under a contract and paid by bank transfer with a proper tax invoice. Start on 1 November, up to AED 1,300 a month.”
How to compare commercial offers
First bring all the replies to the same scope: the same area, schedule and list of tasks. Then see what is not included: windows, deep cleaning, removal of bulky waste. Find out who is responsible for quality: whether there is a supervisor on site, how complaints are recorded and whether a replacement comes when a worker is ill.
Ask separately about access to the premises: keys, alarm, entry passes. If staff stay in the office late in the evening, put that in writing. Reviews of the providers are shown next to the offers, and the companies see where they stand among the others and often improve their terms.
Mistakes to avoid
A common mistake is signing a contract without a clear list of tasks and frequency. Another is not agreeing a trial period, so you can judge the result and change the terms if needed. A third is forgetting about supplies: the difference between “your products” and “ours” can change the total.
One-off jobs are better discussed separately: post-renovation cleaning of an office or shop, window and facade cleaning. An overview of all the areas is in the section cleaning. Read about how the service works on the page How it works.
