Real estate services: valuation, survey, land records, agent
What real estate services there are
Deals involving flats, houses and land need documents and expertise. You rarely need all these services at once, so first work out where you are: you want to sell or buy, settle an inheritance, legalise an alteration or measure a plot.
If you need a value for a deal, inheritance or loan, go to property valuation. For home documents and alterations you need a property survey and floor plans. For land questions there are land surveying and land record work, and to support buying, selling and renting there are estate agent services.
What to put in your request
A provider judges the scope by the property and the purpose, so be as clear as you can:
- what you need — valuation, floor plan, boundary marking, deal support, finding a buyer or tenant;
- the property — flat, house, commercial space, plot; area, floor, year built;
- purpose — sale, purchase, loan, inheritance, court case, regularising an alteration;
- documents — what you already have: title papers, old plans, certificates;
- address — city and area, so local professionals can be matched;
- timing — the date by which you need the documents or the result;
- budget, if you want to name one.
How to compare offers
Check that the provider has the right qualification: a valuer, engineer, surveyor or agent should be able to confirm theirs. Ask exactly which document you will receive and whether the office you plan to submit it to will accept it. For a valuation report, find out the purpose and whether it suits a bank, a notary or a court.
The price depends on the area, the complexity of the property and the city. For agents it may be a percentage of the deal or a fixed sum. Discuss it beforehand and put it in the agreement. Also check what the support includes: viewings, negotiation, checking documents, presence at the deal.
Common mistakes
People often order a service “just in case”, not knowing which document the office needs, and then redo it. Before ordering, ask the notary, bank or authority you will submit to what they require from the document. Another mistake is trusting an agent without an agreement or checks: ask about experience in your area and read reviews.
For legal matters such as inheritance or registering rights, also consult a notary or lawyer: specifics matter here.
Think about the order of steps too. To sell a flat, you usually first check the documents and, if needed, update the floor plan, then set the price, and only then look for a buyer. For land, you first confirm the boundaries and the land records, and then move to the deal. When the order is thought through, providers see at once how many steps are yours, and the price becomes more accurate.
How BlaBlaPrice works
You write one request about your situation. Valuers, engineers, surveyors and agents reply in the chat: what they offer, the price or what it depends on, the timing. The platform shows the most useful offer first, with reviews beside each one. Providers see their place among the others, so they compete for your request. Contacts stay hidden until you choose.
