How to find a property sales manager for a developer's in-house team
A manager in a sales team is not a lone agent
A property sales manager at a developer works with a ready flow of enquiries, a sample flat or sales office, a set of documents and a clear system. They are expected to give presentations, work in a CRM, support the client up to the agreement and log calls every day. So look not just for a “salesperson” but for someone who can work in a team.
Describe where the clients come from: incoming enquiries, the company's advertising or repeat clients. This strongly affects the manager's income and motivation.
Managers also want to know whether the company has ready materials: a catalogue, presentations, 3D tours, payment plan calculations. Selling is much harder without them. Say what is ready and what marketing support they will get.
Tell them about the structure of the department: how many people, whether there is a team leader and how enquiries are shared out. Fair distribution of leads is one of the main reasons managers stay for long.
What to put in the job post
- Segment — flats in new projects, commercial space, houses;
- Pay — fixed pay plus a percentage of the sale, target bonuses;
- Workplace — city and sales office;
- Hours — working days and times, and whether there is weekend duty;
- Type of company — developer, agency, intermediary;
- Terms — on the payroll, probation period;
- Experience — in sales generally or in property;
- Flow of clients — incoming enquiries, advertising, own database.
Example: “Manila, developer. Sales manager for flats in new projects: handling incoming enquiries, site visits, support up to the agreement. Six-day week, 10:00 to 19:00, fixed pay ₱19,000 plus 0.5% of the sale, on the payroll. Sales experience of 1+ year.”
How it works on BlaBlaPrice
You describe the job on the main page in your own words, the site checks it and suggests what to add. Managers from your area answer in chat: they tell you about their experience, pay expectations and when they can join. Contacts open only to the one you choose. Details are on the “How it works” page.
How to choose the best
Ask the candidate about results: how many deals they closed and the average ticket size. Ask how they deal with objections and whether they have used a CRM. At the interview you can set a mini presentation of a property.
Agree on the sales target, the terms for paying the percentage after the agreement is signed, the probation period, and whether bonuses are paid in instalments. It is better to put all this in writing, especially when a percentage of the sale is involved.
