How to find a real estate agent, broker or sales manager
An agency needs not only calls but also closed deals
The property market rests on trust and the ability to carry a deal to the end. So in this field a vacancy “real estate agent needed” explains nothing. First work out what task you are setting: building a base of listings, working with buyers, handling rentals or taking clients through new projects from a developer.
The profile of the person depends on this. One needs sociability and willingness to travel to viewings, another needs analytics, knowledge of the market and of legal subtleties. If you write at once what exactly they will do every day, candidates will understand for themselves whether they fit.
How these roles differ
- A real estate agent works with owners and buyers: takes listings, shows them, negotiates and sees the deal through.
- A property sales manager usually works in the office of a builder or agency, takes enquiries and presents properties.
- A broker is more often linked to commercial property and complex deals, helps compare options and negotiates terms.
What to put in the vacancy
- Direction — resale, new projects, rentals, commercial property.
- Area of work — city, localities, whether knowledge of a particular market is needed.
- Pay — salary, commission on a deal, a mixed scheme, when it is paid.
- Client base — whether the agency provides listings and leads, or the candidate finds them.
- Experience — how many years, whether deals were closed, whether they know legal support.
- Format — office, field work, whether a car is needed.
- Start — when the person must begin and whether there is a probation period.
Example request: “An agency in Singapore is looking for an agent for flat rentals, office in the city centre. At least a year of experience, able to run a viewing and handle a rental agreement. Pay is a commission on the deal plus a small salary, start next week.”
How searching on BlaBlaPrice works
Instead of publishing ads in many places and answering calls, you write one request. First it is checked for advertising and contacts in the text, and then candidates in your region reply in the chat: about experience, the pay they expect and the start date. The phone number is hidden, and only the one you choose gets it. More on the “How it works” page.
How to select a candidate
Ask about closed deals, not about “big experience”: how many properties the person handled in recent months and how they dealt with clients who backed out. Ask them to explain how they run a viewing and how they check the documents for a flat. Agree the commission in writing, and what happens to unfinished deals after the person leaves. Check that the candidate does not promise unrealistic results.
Do not forget the ethics of the work. An agent must speak honestly to clients about the condition of a property and not hide known problems with documents. Ask the candidate what they do if the owner and the buyer cannot agree on the price. Such a conversation quickly shows whether the person is ready to work for a long-term reputation and not for one deal. Discuss separately who pays for advertising properties and for travel to viewings.
