Buying farmland and agricultural plots: what to consider and how to compare

Price per acre is only the start

Agricultural land varies a lot. The price depends on the state, the quality of the soil, the shape of the block, the access road and whether the land is already leased out. So you cannot compare offers by price per acre alone: a cheaper plot with a bad access road can cost you more.

Think about the purpose separately. Commercial farming and a small family farm need different things. A share in a larger block often has to be separated out on the ground, which adds work. Also check the local rules on who is allowed to buy agricultural land, as they differ from state to state.

What to put in your request

  • state or district, for example Nashik;
  • size in acres;
  • budget or price per acre;
  • purpose — commercial farming, orchard, small farm;
  • lease — whether the land is free or leased out, until when and at what rent;
  • soil and water — soil type, irrigation, borewell, canal;
  • block and access — one block or several plots, the road;
  • documents — survey number, registered ownership;
  • payment — cash, loan, instalments.

Example: “I am looking for 5–10 acres of farmland near Nashik, black soil, in one block, with a borewell, for an orchard. A tenant until 2030 is not a problem. All plots must have survey numbers and registered ownership. Budget up to ₹20 lakh per acre.”

How the search works on BlaBlaPrice

You write a request, and owners and agents in your region reply in the chat: size, price, whether there is a tenant, soil, documents, a map. The offers are easy to compare because you see them in one place. Sellers see where they stand and often improve the terms. Your phone is not open to everyone: only the one you choose gets your contacts.

What to check before the deal

  • Survey number, boundaries and the permitted use in the land records.
  • Whether there is a running lease: it passes to the new owner with the tenant's rights.
  • Whether the land is mortgaged, attached or carries other claims.
  • For shares: whether the plot has been separated on the ground and whether the records show it.
  • Land revenue and taxes you will pay as the owner.

Show the agreement and the documents to a lawyer before paying an advance.

Common mistakes

Buying “from photos” without visiting the place. Confusing a share with a separated plot. Not asking about the tenant and then finding out the land is occupied for several more years. Not counting the cost of registration.

Questions and answers

How is a share different from a plot of land?

A share is a right to part of a larger holding, which often has to be separated on the ground. A plot already has its boundaries and survey number.

Can I buy land that is leased out?

Yes, but the current lease stays in force. Ask the seller about the tenant, the term and the rent.

What does a soil quality rating mean?

It is a grade for how good the soil is. The higher the grade, the more fertile the land, and this affects the price.

Does the buyer pay BlaBlaPrice?

No, it is free for the buyer. The seller pays a small fee only when you choose them.
