Garages and parking spaces for sale: how to buy with fewer risks
Documents matter most when buying a garage
A garage in a housing society, a unit in a garage block and a parking space in basement parking are different legal forms. In some cases you buy ownership of the premises, in others membership of a society, in others the parking space as a separate property. So at the start ask on what basis the seller holds the property, whether it is registered in their name and what the position is on the land under it.
The price often depends on documents as much as on location. A garage without proper papers is cheaper but causes more trouble when you resell. A metal prefab garage costs less than a brick one but holds heat worse and needs rust protection. A brick one in a society usually lasts longer, and a basement space saves the effort of cooling and cleaning the car in hot, dusty weather.
What to put in your request
- area — street, society or apartment complex, for example Powai;
- type — brick or metal garage, basement parking space, open spot;
- budget;
- area or dimensions, for example 6×4 m;
- vehicle — hatchback, SUV, van;
- features — inspection pit, storeroom, electricity, second level, door;
- documents — registered ownership, rights to the land, society membership.
Example: “I want to buy a brick garage in a society in Powai, Mumbai, at least 6×4 m, with a pit and a storeroom, electricity connected. The car is an SUV, so the door must be at least 2 m high. The garage must be registered in the seller's name. Budget up to ₹12 lakh.”
How the search works on BlaBlaPrice
Instead of searching listing boards and calling around, you write a request, and owners and agents from your area reply in the chat: price, size, features, documents, photos. Sellers see their position, so they compete. Your phone stays hidden until you choose a seller.
What to check before the deal
- Ownership: who the owner is, whether the title is on record and whether there are dues to the society.
- Physical condition: walls, roof, door, no cracks or leaks.
- Pit and storeroom: whether they are dry and do not flood in the rains.
- Electricity: connection, meter and safe wiring.
- For parking: whether the space is clearly identified in the documents and whether it is easy to manoeuvre.
Show the documents to a lawyer before paying an advance.
Common mistakes
Paying a token amount without checking the owner. Buying “from photos” without seeing the garage after rain. Not matching the size with the dimensions of the car. Forgetting yearly society charges and taxes.
